How to Find Land Buyers Using Land Portal

Finding buyers can be one of the biggest challenges in the land business.

Whether you're selling small infill lots or larger rural acreage, having a direct way to identify and contact buyers can dramatically speed up your deals. 

With Land Portal, you can build highly targeted buyer lists based on real ownership data so you can reach people who are actively buying land in your market.

In this article, we’ll show you how to find buyers for both building lots and rural land using Land Portal.

Finding Buyers for Building Lots

  1. Login to Land Portal and open Map Search

Start by opening the Map Search to begin building your buyer list.

  1. Select your target market

In the Filtered Search, choose a state and county where there is active development.

  1. Select Vacant Lots

  1. Set your acreage range

Enter a smaller acreage range such as 0.1 to 0.15 acres to target building lots.

  1. Adjust MLS filters

Exclude active listings and exclude sold listings so you are focusing on owned inventory.

  1. Set owner property count

Set a minimum Owner Property Count of 15 to target builders and companies that own multiple lots.

  1. Set ownership type

Select Corporate Owned to “Yes” to target builders, developers, and real estate companies.

  1. Add a Last Sale Date filter

Set the Last Sale Date - for example “Is After 04-01-2025”, to find active buyers.

  1. Click Apply and review results

Review the list and focus on owner names. You will see construction companies, home builders, and real estate groups. These are your end buyers.

  1. Export your list and remove duplicates

Remove duplicates before exporting so you are only paying for unique buyers instead of multiple properties owned by the same company.

  1. Skip trace and contact buyers

Skip trace the list to get phone numbers and begin reaching out through calls, texts, or direct mail.

Finding Buyers for Rural Land

  1. Select a rural county & select Vacant Lots

Select a state & county where you are trying to sell larger acreage land & select Vacant Lots.

  1. Set your acreage range

Enter a range that matches your deal, such as 15 to 30 acres.

  1. Adjust MLS filters

Exclude active listings

  1. Add a Last Sale Date filter

Set the Last Sale Date to the last few years, for example after 04/01/2023, to find recent buyers.

  1. Set owner property count

Set a minimum Owner Property Count of around 4 to find individuals who actively buy land.

  1. Click Apply and review results

Review the list of owners who have purchased similar acreage in the same county you are selling in.

  1. Export your list and remove duplicates

Remove duplicates to create a clean list of unique buyers.

  1. Skip trace and contact buyers

Skip trace the list and reach out through cold calls, texts, or direct mail.

  1. Reach out with a simple message

Let the company know you saw they recently purchased land in the area and that you have a similar property available before it hits the market. This creates urgency and helps you connect with serious buyers.
