How to Use the Buildability Filters


One of the biggest challenges in land investing is identifying properties that are actually buildable.

Sloped terrain can drastically impact the usability, and ultimately the value of a parcel.

That’s where Land Portal’s Buildability Filters come into play.

Powered by AI and tied directly to our Slope Reports, these filters automatically analyze the lay of the land and identify flat, buildable areas.

Whether you're flipping rural land or subdividing large acreage, filtering out unusable lots saves time, money, and headaches.

In this guide, we’ll walk you through exactly how to use the Buildability Filters so you can remove steep, undesirable properties and zero in on land that’s primed for development.

Step 1: Log in to Land Portal

To get started, log in to Land Portal if you haven’t already.

Step 2: Select Your Search Criteria

Enter your basic filters like:

  • County (e.g., Brown County, Ohio)
  • Acreage Range (e.g., 2 to 10 acres)
  • Vacant Land filter

Then click "Apply" to generate results.

You’ll see the total number of results before applying the buildability filters.

Step 3: Locate the Buildability Filters

Scroll to the bottom of the filter panel to find two key buildability options:

  • Buildability Total Percentage
  • Buildability Area (in acres)

Step 4: Choose a Buildability Filter Based on Your Needs

Use Buildability Total Percentage to filter by the minimum percentage of flat land.

Example: If you enter 15%, only properties with at least 15% buildable area (based on slope) will appear. This is a great option if you're marketing land of varying sizes.

Use Buildability Area in Acres to filter by the raw amount of buildable land.

Example: Enter 2 acres if you want at least 2 acres of usable flat space per property.

Tip: The percentage filter is generally more scalable and preferred if you're dealing with properties of varying sizes.

Step 5: Click “Apply”

After entering your preferred filter values, click Apply. The system will automatically filter out properties that don’t meet your criteria.

In the example from the video, filtering for just 15% buildability removed over 500 poor-quality results, leaving only lots with reasonable terrain.

Step 6: Analyze Properties in List View

Switch to List View to quickly scroll through your filtered results.

Each property now reflects buildable land based on our AI analysis, saving you hours of manual research.

Step 7: Visualize the Buildability on the Map

To verify the AI’s assessment:

Click on “Show Buildability Profile” for a parcel.

You’ll see circled clusters indicating the most buildable zones.

The percentage is calculated by dividing the circled (flat) area by the total land area.

This visual helps you quickly understand whether the land layout fits your needs.
