Build a Vacant Land Buyers List in Land Portal
A proven way to move properties faster, and often at better margins, is to market directly to people and companies who have recently bought the kind of land you’re selling.
Land Portal’s map and filters make it simple to surface those active buyers (especially corporate buyers like LLCs, builders, and developers) and export them into a clean outreach list.
Below is a concise, step-by-step walkthrough based on the accompanying video so you can follow along and add screenshots at each step.
Step-by-step walkthrough
Step #1: Open Land Portal and the Map Search
Login to Land Portal and open the Map.
Click on "Map Search" or "Filtered Search."

Step #2: Choose your market (county)
Select your target area (e.g., Ashtabula County, Ohio).

Step #3: Set the property type
Under Property Type, choose Vacant Lots to focus on buyers for raw land.

Step #4: Define the acreage range
Set Acreage to 2–20 acres (or your preferred range) to match the kind of parcels you sell.

Step #5: Filter by recent buyers (Last Sale Date)
In Last Sale Date, choose After and enter 01/01/2023.
This limits results to buyers who purchased comparable land from January 1, 2023 to today, i.e., actively buying.

Step #6: Corporate Owned Filter
Set the Corporate Owned filter to "Yes".

Step #7: Focus on business/corporate buyers
Many of your highest-value repeat buyers will be entities like LLCs, developers, builders, holding/entitlement companies.
Use the Words to Exclude/Include Filter and exclude common trust terms, such as “trust”, "trusts" and “TR”, so you’re less likely to pull individual/family trusts.
Step #8: Review your results
Click Apply to generate a list using the selected filters.
Click List View once your list generates.

Your matches should now skew toward LLCs and corporations (e.g., “Creative Investors LLC,” “Land Buyers LLC,” “Investment Corporation”).
These are prime prospects because they’ve recently bought land and often need more.

Step #9: Export the list
Click Export to download your buyer list. Choose to skip trace directly from the export screen.

Step #10: Engage your buyers
- Skip trace for phone/email.
- Call or text to gauge immediate interest in your current/coming inventory.
- Mail a simple one-pager or postcard highlighting acreage, location, price, and terms.
Track responses in your CRM and tag by county/acreage so you can reuse the list on future deals.
Pro tips
- If inventory changes, repeat this search periodically to capture new buyers entering your market.
- Save filters as a preset so you can re-export with just a couple clicks next time.
- Consider segmenting exports by acreage bands (e.g., 2–5, 5–10, 10–20) to tailor your pitch.
Next Steps
This approach surfaces the most likely buyers for your parcels, companies and entities that have already demonstrated demand in your exact market and acreage range.
Don’t wait for buyers to find you, build your list and reach out first.
