How to Use MLS Filters and Export Comps

Land Portal’s new MLS features give users powerful new tools to find and analyze land opportunities across the country.

With direct access to real-time MLS data, you can now filter properties by active listings, recent sales, property size, and other important land characteristics, all within the platform. 

These updates make it easier to perform market research, run comps, and make more informed investment decisions without needing to leave Land Portal. 

In this guide, we’ll walk you through exactly how to use the MLS filters, view listing details, and export your data for analysis.

Step 1: Open the Map and Select a County

To get started, log into Land Portal.

Once you're logged in, click Filtered Search in the left-hand menu and select your State and target County.

(Example used: Ashtabula County, Ohio)

Step 2: Apply Acreage Filters

Scroll down in the Filtered Search box until you see the Acres filter.

Enter your desired acreage range (e.g., 2 to 50 acres).

Step 3: Apply MLS Filters

Scroll down until you locate the MLS Filters section.

You can choose to filter For Sale and how many Days on Market.

You can also filter by Sold and click the drop down to select when it was sold.

For our example, we are going to look at land that has Sold in the last 6 months.

Step 4: Set Property Type

You can also select the type of property you want to filter: Land, House, Townhouse, Condo, etc.

Step 5: Apply Additional Filters (Optional)

You can layer on extra filters like Slope, Landlocked status, or Road Frontage, FEMA Coverage, Wetlands Coverage and more if needed.

After setting your filters, click Apply to view the results.

Step 6: View Listings

After clicking Apply, click on the List View button to see a list of all of the filtered properties.

Properties matching your filters will also appear on the map.

Green markers = For Sale

Yellow markers = Sold

Step 7: View Property Details

  • Click on any listing to open property details.
  • In the Property Card, click on the MLS Details tab and scroll to view:
    • Full MLS property description
    • Property photos (click to enlarge and scroll through)
    • MLS history (status changes, last sale date, etc.)
    • Contact info for the realtor

Step 8: Export MLS Comps

To Export MLS Data:

Select Export from the panel.

You can export For Sale, Sold, or both comps.

Exported file will include:

Price

Sale date

Status (Sold or For Sale)

Other property details

If you want to contact property owners, you can also Skip Trace directly from the export at discounted rates.
