How to Send Blind Offer Letters Using the LP Estimate

Blind offers allow you to present sellers with a purchase price upfront, making it easy to identify motivated landowners.

Rather than pricing every property manually, you can use the Land Portal Estimate (LP Estimate) as a starting point to quickly calculate consistent offer prices across your entire list.

In this article, you'll learn how to calculate blind offer prices using the LP Estimate and upload them into the Land Portal Mailing Center to generate personalized offer letters.

Step by step walkthrough

  1. Export Your Property List

Begin by creating a list of properties using the Filtered Search.

For this example, we'll use:

  • State: Georgia
  • County: Macon County
  • Property Type: Vacant Lots
  • Acreage: 4–5 acres

If you're new to creating property lists, check out How to Use the Filtered Search Tool for a complete walkthrough of all available search filters.

Apply the filters that fit your investment criteria, then click Export to download your results as a CSV file.

Once the export is complete, save the CSV to your computer.

For detailed export instructions, see How to Export a List of Property Owners to Excel.

  1. Open the CSV in Google Sheets

Upload your CSV into Google Sheets.

To make working with the data easier:

  • Freeze the top row so your column headers remain visible while scrolling.
  • Move the LP Estimate column closer to the front of the spreadsheet. This step is optional but makes it much easier to reference while creating your offer prices.

Note: Some tools and filters are only available on certain plans. See Plans & Pricing for what’s included in your subscription.

  1. Create an Offer Price Column

Insert a new column next to the LP Estimate column and name it Offer Price.

In the first row of data, create a formula that multiplies the LP Estimate by the percentage you'd like to offer.

For example:

  • 40% offer = LP Estimate × 0.40
  • 50% offer = LP Estimate × 0.50
  • 60% offer = LP Estimate × 0.60

Google Sheets will typically recognize the pattern and offer to autofill the formula for the remaining rows.

Every property in your spreadsheet will now have a calculated blind offer price.

Tip: The percentage you choose depends on your investment strategy, target market, and desired profit margins. Many investors use the LP Estimate as a starting point and adjust their offer percentage based on the market they're targeting.

  1. Download the Updated CSV

Once your Offer Price column has been created, download the spreadsheet as a new CSV.

This updated file will be used when creating your mail campaign inside the Land Portal Mailing Center.

5. Start Your Mailing in the Mailing Center

In Land Portal, open the Mailing Center and click Start Mailing.

6. Choose a Blind Offer Template

Select Real Handwritten Cards + Envelope as your mailing type, then choose the Blind Offer: Interested in selling your land? template.

Tip: We strongly recommend customizing the template with your own wording and branding so your mail stands out.

Prefer printed letters? Land Portal also offers a Blind Offer (2 Pages) printed letter template. See How to Send Direct Mail Using the Land Portal Mail Center to compare your options.

  1. Upload Your CSV and Verify the Offer Amount Field

Upload the updated CSV that contains your Offer Price column. Land Portal automatically connects your columns to matching mailing fields, such as owner name, mailing address and property information. Remove duplicate records or check addresses as needed.

To review these connections, open the Merge Fields tab and look under Linked Fields → Custom Fields.

The most important field to check is Offer Amount. Make sure it’s connected to your Offer Price column, not LP Estimate. Otherwise, your letters will show the estimated market value instead of your offer.

That takes it from four paragraphs to three and cuts the repeated words. Nothing important is lost.

  1. Preview Your Letters

Before you submit your campaign, preview several letters. Check that:

  • Owner names fill in correctly.
  • Property information is accurate.
  • Your sender information is complete.
  • Each letter shows the correct offer amount.

The offer amount changes from one letter to the next, based on the formula you created in Google Sheets.

Tip: Set up your Personal Fields once, and your name, phone number, email, website and return address will fill in automatically on every mailing.

  1. Schedule or Send Your Campaign

When everything looks right, continue to the scheduling step. You can send your mailing as soon as it’s processed or schedule it for a later date.

Before you confirm your order, Land Portal shows an estimated campaign cost, so you can review your mailing expenses first.

Why Use the LP Estimate for Blind Offers?

Calculating an offer price by hand for every property takes time, especially when you’re mailing hundreds or thousands of owners.

Starting from the LP Estimate lets you quickly create consistent offer prices that fit your buying strategy. Combined with the Mailing Center, this workflow makes it easy to send personalized blind offer letters at scale with far less manual work.

As with any investment decision, treat the LP Estimate as a starting point. Review your pricing strategy and adjust your offer percentage for your target market and investment goals.
