How to Create Blind Offer Prices Using the LP Estimate
Blind offers allow you to present sellers with a purchase price upfront, making it easy to identify motivated landowners.
Rather than pricing every property manually, you can use the Land Portal Estimate (LP Estimate) as a starting point to quickly calculate consistent offer prices across your entire list.
In this article, you'll learn how to calculate blind offer prices using the LP Estimate and upload them into the Land Portal Mailing Center to generate personalized offer letters.
Step by Step Walkthrough
- Export Your Property List
Begin by creating a list of properties using the Filtered Search.
For this example, we'll use:
- State: Georgia
- County: Macon County
- Property Type: Vacant Land
- Acreage: 4–5 acres

Apply the filters that fit your investment criteria, then click Export to download your results as a CSV file.

Once the export is complete, save the CSV to your computer.

- Open the CSV in Google Sheets
Upload your CSV into Google Sheets.
To make working with the data easier:
- Freeze the top row so your column headers remain visible while scrolling.
- Move the LP Estimate column closer to the front of the spreadsheet. This step is optional but makes it much easier to reference while creating your offer prices.

- Create an Offer Price Column
Insert a new column next to the LP Estimate column and name it Offer Price.
In the first row of data, create a formula that multiplies the LP Estimate by the percentage you'd like to offer.
For example:
- 40% offer = LP Estimate × 0.40
- 50% offer = LP Estimate × 0.50
- 60% offer = LP Estimate × 0.60

Google Sheets will typically recognize the pattern and offer to autofill the formula for the remaining rows.
Every property in your spreadsheet will now have a calculated blind offer price.

Tip: The percentage you choose depends on your investment strategy, target market, and desired profit margins. Many investors use the LP Estimate as a starting point and adjust their offer percentage based on the market they're targeting.
- Download the Updated CSV
Once your Offer Price column has been created, download the spreadsheet as a new CSV.
This updated file will be used when creating your mail campaign inside the Land Portal Mailing Center.
- Upload Your List to the Mailing Center
In Land Portal, navigate to Mailing Center and click Start Mailing.
Upload the updated CSV containing your new Offer Price column.

Next, choose one of the available blind offer templates and click Continue.
Tip: We strongly recommend customizing the template with your own wording and branding to make your mail stand out.

- Verify Your Field Mapping
Before continuing, review the field mapping carefully.
The most important field to verify is Offer Amount.
Be sure it's mapped to your Offer Price column, not the original LP Estimate column.
If this field is mapped incorrectly, your letters may display the estimated market value instead of your intended purchase offer.

- Preview Your Letters
Before submitting your campaign, review several letter previews.
Confirm that:
- Seller names are populated correctly.
- Property information is accurate.
- Your sender information is complete.
- Each letter displays the correct Offer Price.

You'll notice the offer amount automatically changes from one property to the next based on the formula you created in Google Sheets.
Once everything looks correct, click Continue where you can choose to either Schedule the campaign or Send Now.
