How to Find Cash Buyers in Land Portal

Finding the right buyer can make a major difference when you are trying to sell a property quickly.

With Land Portal, you can use property and ownership data to build a targeted list of potential cash buyers who have recently purchased similar properties without a mortgage.

Many of these buyers may be active investors who are interested in acquiring additional properties. By narrowing your search based on property type, acreage, recent sales, mortgage amount, and the number of properties owned, you can identify potential buyers and reach out to them directly.

Step by Step Walkthrough

  1. Log in to Land Portal

Log in to your Land Portal account and open Map Search.

This is where you can select your target market and begin adding the filters needed to build your cash buyer list.

  1. Select the Location of Your Property

Choose the state and county where the property you are trying to sell is located.

For example, if you are selling a property in Blount County, Alabama, select:

State: Alabama

County: Blount County

Searching within the same county can help you identify buyers who have already demonstrated an interest in owning property in that market.

  1. Choose the Property Type and Acreage

Select the property type that most closely matches the property you are trying to sell.

For land, you can select Vacant Lots.

Next, enter an acreage range around the size of your property. You do not need to search for the exact acreage.

For example, if you are selling a 10 acre property, you could search for properties between 8 and 15 acres.

This helps identify owners who have previously purchased properties similar to the one you are trying to sell.

  1. Filter by Last Sale Date

Scroll down to the Last Sale Date filter.

Set a date range that focuses on relatively recent purchases. In the example shown in the video, the search goes back to January 2024.

Recent purchases can be a useful indicator that a buyer is actively acquiring property rather than simply holding land they purchased many years ago.

Do not include properties with unknown sales dates. This helps ensure the results are based on properties with confirmed purchase information.

Click Apply to update your results.

  1. Open Advanced Filters

Next, open Advanced Filters and locate the Mortgage Amount filter.

This is the key filter used to narrow the results toward potential cash purchases.

Set the Mortgage Amount filter to:

Is: $0

Do not include unknown values.

A mortgage amount of zero indicates that there is no mortgage associated with the property in the available data. When combined with a recent sale date, this can be used to identify properties that were likely purchased with cash.

Click Apply to update your results.

  1. Review Your Potential Cash Buyer List

At this point, you have created a targeted list of property owners who:

Purchased a similar type and size of property

Purchased within your selected timeframe

Have no mortgage amount associated with the property

Click List View to review the resulting properties and owners.

These owners can be strong potential buyers because they have already purchased similar property in the market and appear to have done so without financing.

  1. Narrow the List by Properties Owned

If you want to target buyers who are more likely to be active investors, you can narrow your search further using the Properties Owned filter.

For example, you could require an owner to have at least 4 properties.

These additional properties do not necessarily have to be vacant land.

Someone who recently purchased land with cash and owns several other properties may be more likely to be an active investor and potentially interested in acquiring another property.

Click Apply to generate your more targeted list.

  1. Export and Contact Potential Buyers

Once you are satisfied with your cash buyer list, open List View and Export.

From here, you can export the list and skip trace the owners to obtain available phone numbers and contact information.

You can then use that information to reach out to potential buyers through calls or text messages and let them know about the property you have available.

Because the list is built around people who have already purchased similar properties, this gives you a much more targeted starting point than reaching out to buyers at random.

Finding a buyer does not have to start after you list a property for sale.

Land Portal allows you to use existing property data to identify people who are already buying the type of property you have available. You can adjust the location, property type, acreage, purchase timeframe, and ownership criteria depending on what you are selling.

The same process can be used for rural acreage, smaller vacant lots, building lots, and other types of property.

When you are ready to start building your own targeted buyer list, log in to Land Portal, open Map Search, and start finding potential cash buyers in your market.
