Step by Step Walkthrough
- Open Map Search
Log into Land Portal and click Map Search in the top left.
This is where you will build your filtered search and create your list.

- Select Your Market
Choose your target state and county. For example, Ohio and Adams County.
Start with areas you are familiar with or actively marketing in.

- Choose Property Type
Decide what type of survey hack opportunities you want.
You can target vacant land or residential parcels. For this first search, select vacant lots.

- Set Acreage Filters
Survey hacks require enough land to split. A strong starting point is a minimum of 20 acres and a maximum of 50 acres.
This gives you parcels large enough to carve out a portion while still leaving value on both sides.

- Remove Active Listings
To focus on off market opportunities, exclude properties that are actively for sale and exclude recently sold properties.

- Set Buildability and Access Filters
- Set buildability to at least 20%
- Exclude land locked properties
- Set a maximum of 50% for both FEMA floodplain and wetlands.
This keeps your list focused on usable land.

- Add Road Frontage

For 20 to 50 acre properties, set a minimum of around 700 ft of road frontage. More road frontage gives you more flexibility to split the property.

- Apply Filters and Review Results

Adjust your filters to target:

Switch property type to residential and set acreage from 20 to 100 acres while keeping strong road frontage requirements.

This helps you find larger parcels with homes where owners may want to sell a portion.
Add these to the same Saved Search list.
- View and Analyze Your List
Under Saved search, review your Saved List.
You will now have a combined list of strong survey hack opportunities.

Click Show on map to visualize them.
