How to Filter by Amount of Road Frontage
Road frontage is a critical detail when evaluating rural land. It can significantly impact a property's value, development potential, and marketability. Whether you're looking for land locked deals to negotiate at steep discounts or targeting large parcels with ample frontage for subdividing, understanding road access is essential.
Land Portal offers two powerful tools to help with this.
Land locked Filter: shows if a property has road access.
Road Frontage Range Filter: lets you search by specific feet of road access.
Both features allow you to sort, filter, and save targeted lists of properties based on access.
Below, we’ll walk you through step-by-step instructions on how to use these tools effectively.
Step by step walkthrough
- Login to Land Portal and Navigate to the Map Search

- Select a County and Lot Type
Choose the area you want to target.
For this example, we’re selecting Vacant Lots in Macon County, Georgia, but this filter works for any lot type.

- Use the Land Locked Filter
Scroll to the Land locked Filter section:
Select “Yes” to show only properties without road access.
Select “No” to show only properties with road access.
Select “N/A” to include all properties regardless of access.
For this example, we are going to select "No".

- Apply Additional Filters
Add optional criteria like acreage ranges (e.g., 2–5 acres).
Then click Apply.

- View Results
Switch to List View and "Show On Map" to visualize results.
Note: The land locked filter is based on GIS road proximity. It does not account for legal easements. If a parcel appears land locked but has an easement, it will still show as land locked in the system.


- Create a Custom List
Save these results to a custom list:
Click "Save to List."
Name your list (e.g., “Macon County Road Access”).
Pro-tip: You can combine landlocked and non-landlocked lists for cross-analysis.


- View Saved List
Click Go to Saved List to view your list.

You can also access your Saved Lists using the "Saved Search" button in the left-hand menu.
Once you are on the Saved Search page, click the drop-down to select which list you want to view.

Using the Road Frontage Range Filter
This feature lets you filter properties based on exact feet of road frontage.
This is a game-changer for subdivide strategies and development-focused investing.
- Go to Filtered Search
Return to Filtered Search and set your parameters (e.g., Macon County, Vacant Lots, 50+ Acres).


- Locate the Road Frontage Filter
Scroll to the Road Frontage section.
Enter your minimum and maximum road frontage requirements (e.g., 500 to 10,000 feet).
Click Apply.

- Review Parcel Results
Check out the properties in Map View.
Click into individual parcels and zoom in to view see the road frontage.
Keep in mind that this data includes all sides of the parcel with road access.
For example, a corner lot will sum both sides’ frontage.


- Refine Your List Further
You can get even more targeted by:
Adjusting frontage range (e.g., 1,500–5,000 ft)
Narrowing acreage (e.g., 50–70 acres)
This helps you zero in on prime subdivide candidates or properties ideal for long driveways, commercial builds, or residential developments.


- Create and Export Custom Lists
As with the Landlocked Filter, you can:
Save filtered properties to a custom list.


Export the list for mail campaigns or deeper due diligence.
Combine with other county lists for large-scale campaigns.
