How to Filter Land by Zoning Code

Filtering by Zoning Codes can help determine how a property can be used, whether it’s residential, agricultural, commercial, or something else. In Land Portal, you can filter properties by zoning code using Advanced Filters. 

This allows you to quickly target properties that match your investment strategy and avoid wasting time on land that doesn’t fit your criteria.

A zoning code is a classification assigned by a county or municipality that defines how a property can be used.

Common examples include:

  • R-1 → Residential (single-family homes)
  • A or AG → Agricultural use
  • C → Commercial use

Some counties use more detailed versions of these codes (for example, R-1AAA), but they typically fall under a broader base category like R-1.

How Zoning Codes Work in Land Portal

Land Portal standardizes zoning data so you can easily filter across different counties.

This means:

  • You do not need to enter the exact zoning code from the county
  • You select from a predefined list of zoning categories
  • Detailed county codes (like R-1AAA) are grouped into broader categories (like R-1)

This makes it much faster and easier to filter properties at scale.

How to Find the Right Zoning Category

Before applying a zoning filter, it’s still important to understand how zoning works in your target county.

Here’s how to do that:

  1. Go to the county’s GIS or zoning map
  2. Search for a property in your target area
  3. Click on a parcel area to view details
  4. Locate the zoning classification (example: R-1AAA)
  5. Identify the base zoning category (example: R-1)

You’ll use that base category when filtering in Land Portal.

How to Filter by Zoning Code in Land Portal

1. Open Map Search

Log into Land Portal and click Map Search from the left-hand menu.

This is where you’ll build and apply your filters.

2. Select Your Location

Select your State & County.

3. Select Vacant Lots (optional)

To focus on raw land opportunities, select: Vacant Lots

This helps remove properties with existing structures and keeps your results aligned with typical land investing strategies.

4. Open Advanced Filters

Click Advanced Filters at the top of the Filtered search panel to access more detailed filtering options.

5. Add the Zoning Code Filter

Scroll down to the Characteristics section and locate Zoning Code.

Set the dropdown to “Is” and select the zoning category you want (for example, R-1).

You’ll choose from a predefined list rather than typing in a custom value.

6. Apply Filters

Click Apply to update the map with properties that match your zoning criteria.

7. View Results in List View

Click List view to see all matching properties in a clean, sortable list.

From here, you can analyze deals, save lists, export data, or move directly into your mailing workflow.
