Using Advanced Filters on Land Portal

Land Portal’s Advanced Filters tool allows you to fine-tune your property search and zero in on opportunities that match your exact investment criteria.

Step 1: Accessing Advanced Filters
Begin by clicking Map Search in the main menu.
From there, you’ll see the Filtered Search tool. At the top, click Advanced Filters to open the full set of options.
You’ll notice six main sections:
Location, Characteristics, Owner, Sale Information, Open Lien Information, and Assessor Information.
Step 2: Location Filters
At the top, checkboxes allow you to search specifically for Vacant Lots, Vacant Structures, or Residential Properties.
This is also where you will fill out the State, County and have the option to add Parcel Address and Direction (N,S,E,W, NW, NE, SW, SE).
Narrow down properties by address details such as street, unit type, APN (Assessor’s Parcel Number), tax area, census tract, and flood zone.
You can also refine by subdivision, municipality, school district, block, and lot.
Special options include whether the parcel is landlocked, has road frontage, or includes wetlands coverage.
Step 3: Characteristics Filters
This is where you can define property use with Land Use and Zoning Code.
Add filters like site influence, year built, building square footage, living area, bedrooms, bathrooms, and total rooms.
Search by lot area (sqft or acres), number of stories, pools, basement, garage spaces, and apartment units.
Assess quality by filtering for building condition and building quality.
Step 4: Owner Filters
Search by owner’s first or last name.
Identify properties by out-of-county owners, out-of-state owners, or corporate-owned properties.
Filter for owner-occupied properties or exclude certain owners with the Do Not Mail setting.
Refine results by mailing address details such as state, county, city, and ZIP code.
Step 5: Sale Information Filters
Search by sale price and sale price type.
Refine by last sale date (with options for ranges and unknown dates).
You can also add additional criteria for seller name or transaction deed type.
Step 6: Open Lien Information Filters
Review financial details such as mortgage amount, mortgage recording date, financing type, mortgage type, and interest rate.
Step 7: Assessor Information Filters
Compare property valuations with assessed total, land, and improvement values.
Include market valuations for total, land, and improvements.
Filter by delinquent year or whether the property is currently delinquent.
