How to Find Subdivide Deals on the MLS

If you're looking for larger land deals that you can split and resell, one of the fastest ways to find them is by searching on-market MLS listings that already meet key subdivision criteria.

Most real estate platforms like Zillow or Realtor.com allow you to search for land that’s for sale, but they don’t allow you to filter for the factors that actually make land good for subdividing, things like road frontage, buildability, wetlands, and floodplain.

Land Portal solves this by combining MLS listings with powerful land-specific filters so you can quickly identify properties that may be strong candidates for subdivision.

In this guide, we’ll walk through how to use Map Search and MLS filters inside Land Portal to find on-market properties with real subdivide potential.

Step by step walkthrough

  1. Log in to Land Portal
  2. Open Map Search

From the main dashboard, click Map Search. This tool allows you to search for land using both MLS listing data and Land Portal’s advanced land filters.

  1. Select Your State and Counties

Choose the state you want to search in, then select the counties you want to target.

You can select multiple counties at once, which allows you to search large areas quickly. Since we’ll be filtering for properties that are actively listed on the MLS, selecting multiple counties won’t overwhelm the system.

  1. Set the Minimum Acreage

Next, locate the Acreage filter and set the minimum to 20 acres.

Starting with 20+ acres helps focus your search on larger parcels that are more likely to have subdivision potential while filtering out smaller properties that typically don’t work well for splitting into multiple lots.

  1. Apply MLS Filters

Now we’ll filter for properties that are currently on the market.

Scroll down in the Filtered Map search until you see MLS filters.

Under MLS Filters:

  • Set Status to For Sale
  • Set Property Type to Land

This ensures you are only seeing land listings that are actively listed on the MLS.

  1. Add Road Frontage

One of the most important factors for subdividing land is road frontage. More frontage typically means more potential lots.

Scroll down  set a minimum road frontage amount.

A good starting point is:

  • 1,000 – 1,500 feet of road frontage

This helps narrow your results to properties that may realistically support multiple split lots.

  1. Apply the Buildability Filter

Next, apply the Buildability Percentage filter.

This shows how much of the land is suitable for building. If a property has very low buildability, it may not be suitable for subdivision.

A common starting point is:

  • Minimum 50% buildable

This ensures at least half of the property is usable for development.

  1. Filter Out Wetlands and Floodplain

To further refine your results, remove properties with heavy environmental restrictions.

Set:

  • Maximum Wetlands: 25%
  • Maximum Floodplain: 25%

These filters eliminate properties where too much of the land may be unusable due to environmental constraints.

  1. Analyze Individual Properties

Click Apply and go to List View.

You’ll see qualifying properties displayed on the map.

From here you can:

Zoom into individual listings and click parcels to view details.

Open the MLS listing information from inside the Property Card and review the MLS acreage and property data.

You’ll also be able to visually inspect road frontage using the Area Measurement Tool.

Click to draw a line and click Enter when done to add the measurement to Saved Distances box.

Use the Polygon Tool to click and draw the shapes to visualize your subdivide splits.

Click Enter to save them to the Saved Distances box.
