How to Use the LP Estimate to Value Land (AI Comp Report)

The Land Portal Estimate (LP Estimate) is an AI powered valuation tool that helps you quickly determine what a piece of land is worth.

It uses nationwide MLS data along with property characteristics like slope, wetlands, road frontage, and nearby comparable sales to generate an estimated value and price per acre.

This allows you to evaluate deals faster and remove the need to manually comp every property.

Step by Step Walkthrough

1. Log into Land Portal

   Once logged in, you’ll see the map interface where you can begin analyzing properties across the United States.

2. Click on any parcel on the map

Select a property to open the property details panel.

This is where you can access reports and deeper insights for that parcel.

3. Click AI Comp Reports in the property card

In the top left of the property panel, click AI Comp Reports to access available reports for that property.

Click AI Comp Report. It typically takes about 5 to 10 seconds to process the report.

4. Open the AI Comp Report

Once generated, open the report directly inside Land Portal or download it as a PDF for later use.

5. Review the Land Portal Estimate (LP Estimate)

Inside the report, you’ll see a full breakdown of the property including slope, wetlands, FEMA data, and road frontage.

You’ll also see the Land Portal Estimate (LP Estimate), which provides both a total estimated value and a price per acre.

6. Analyze the comparable sales used in the estimate

The LP Estimate is not a simple average. It uses machine learning to prioritize the most relevant comps based on proximity, similarity, and recency, placing more weight on the best data points.

7. Review individual comps and MLS details

Scroll through the comps to see price per acre, property features, and location.

You can also open MLS details by clicking View Property to validate how strong each comp is, with closer and more recent sales having the biggest impact.

8. Use the LP Estimate to evaluate deals and make offers

The LP Estimate is highly accurate for most properties and is also included in your exports, allowing you to price properties at scale and use the estimate as a strong starting point when negotiating with sellers.
