Understanding Vacant Land AI


When sourcing land deals, relying solely on county records like building square footage or improvement value often leads to inaccurate results, especially in rural areas where data is outdated or incomplete.

That's why we built the Vacant Land AI tool into Land Portal. It uses satellite imagery and advanced AI to detect and remove properties with structures, ensuring you're only targeting true vacant land.

In this walkthrough, we'll show you exactly how to use this powerful feature step-by-step.

Understand What Vacant Land AI Does

Before diving in, it's important to know how the tool works:

It analyzes satellite imagery and county data.

It identifies presence, size, and type of buildings (e.g., barn vs. house).

It updates daily, offering far more accurate results than county records.

It scrubs out properties with identified structures from your searches.

This solves the problem of inaccurate county records, especially in states like Kentucky or Alabama where data can be 20–30% wrong.

Step 1: Start a Filtered Search

If you haven't already, login to Land Portal.

Go to Filtered Search in the left-hand menu.

Choose "Vacant Lots" "Properties with No Structure Identified with AI”.

This button activates the AI filtering for vacant land.

Step 2: Set Your Location and Acreage

Filter by State or Polygon — in this example, Kentucky.

Select a County (e.g., Carroll County).

Set Acreage (e.g., 2 to 10 acres).

Click Apply to run your search.

Tip: You can add more filters or use Advanced Filters if needed.

Step 3: Review Your Results on the Map and List View

Click "List View" to view the list of filtered properties.

They will also appear on the Map.

Zoom in and explore. It will be very difficult to find any buildings using the Vacant Land AI filter.

If a small structure appears (e.g., a barn or container), AI knows it’s not a residential structure and keeps the property in your results.

Step 4: Compare Against Traditional County Data

To see the difference:

Return to the Filtered Search.

Remove the Vacant Land AI filter.

Instead, scroll down and use the Improvement Value filter, setting it from 0 to 0.

Click Apply to run a search.

You’ll likely start seeing many properties with visible structures, even though they show zero improvement value.
