How to Use the Filtered Search Tool

Finding the right properties to target is one of the most important parts of the land investing process.

With Land Portal’s Filtered Search Tool, you can easily narrow down your property lists using highly specific criteria, such as vacant lots, acreage ranges, ZIP codes, and more.

This tool is especially useful when you’re working in larger counties or looking to refine your outreach to the highest-quality leads.

In this walkthrough, we’ll show you exactly how to use the Filtered Search tool from start to finish so you can start pulling more strategic and targeted property data.

Let’s dive in.

Step 1: Click “Filtered Search”

If you haven't already, login to Land Portal.

From the left-hand navigation panel on The Land Portal, click on “Filtered Search.”

Step 2: Select a State and County

Next, choose a state from the dropdown.

Then, select the county you want to search in.

For example: Georgia, Macon County.

Step 3: Choose a Property Type

At the top, you’ll see three checkboxes to narrow your search by property type:

Vacant Lots – Properties with zero building square footage. Sheds or small structures may still be included.

Vacant Structures – Properties with buildings but no occupants, as defined by USPS data.

Residential Properties – Properties with residential standard land use codes.

Most land investors start with “Vacant Lots.”

Step 4: Refine by City (Optional)

You’ll now have the option to narrow your search by city.

We are using Andersonville.

Step 5: Filter by ZIP Code (Optional)

Scroll down to find a list of ZIP codes within the county.

Select multiple ZIP codes to include them.

Use "exclusions" if you want to avoid certain ZIPs.

This feature is especially helpful in larger counties with multiple ZIP codes.

Step 6: Filter by Acreage

Now let’s filter by acreage range.

For example, enter 2 to 10 acres and click “Apply.”

This narrows the list—in this case, to 348 results.

Step 7: View in List or Map Mode

Switch to “List View” to see the data in table format.

To visualize your data on a map, click “Show on Map.”

As you zoom in, you can click on each parcel to confirm acreage and vacant status.

This helps ensure that each property matches your criteria visually.
