Removing Duplicates & Invalid Addresses in Exported Data
Exporting data from Land Portal gives you the flexibility to sort, analyze, and act on leads your way. Whether you're preparing for a direct mail campaign, cold calling, or skip tracing, having clean, tailored data ensures you’re not wasting time or money.

Let’s get started.
1. Start with a Filtered Search
For this example, we’re searching for:
2–2.5 acre vacant land in Macon County, Georgia.
Once your search filters are applied, scroll down and click Export from the filtered search bar at the bottom.
2. Configure Your Export Settings
On the export screen, you’ll:
- Name your file (example: Macon County, GA 2-2.5 Acres)
- Review the total number of properties found (e.g., 69 items in our example)
3. Use the Three Checkboxes to Clean Your Data
You’ll now see three checkbox options:
Send Export List to My Email
- Optional — You can send the file to your email, or download it anytime from the Orders page.
Remove Duplicates
- Ideal if one owner has multiple properties.
- Example: If someone owns 5 parcels, this setting will return just one record — for the highest acreage.
- Result in our example: Total records drop from 69 → 61
Remove Data with Empty Mailing Addresses
- This filters out records that don’t have a mailing address.
Why it matters: Our primary marketing strategy is direct mail, so we don’t want leads we can’t physically reach.
- If you’re doing cold calls or texting, you may want to leave this unchecked.
- Result in our example: Total drops further from 61 → 56
4. Review Pricing and Add-ons
- Price per record is shown at the top based on your subscription tier.
Example: On the base plan, $0.06 per record = ~$5.16 total
- Optional: You can also choose Skip Trace from this screen to get phone numbers at a discounted rate.
5. Place Your Order
Once satisfied with your selections:
- Click Place Order
- Wait 5–10 seconds for processing
- A popup confirms your export
Download your file immediately from this screen or revisit it anytime from Order History in the left-hand menu.
