How To Use The Single Skip Trace Tool

The Single Skip Trace tool on Land Portal is an incredibly valuable for land investors looking to take immediate action on specific parcels.

Instead of downloading large datasets or running a full batch skip trace, this tool gives you the ability to quickly retrieve contact information for individual property owners with just one click.

This is perfect when you're working a hot area, following up on a successful mail campaign, or simply want to cold call neighboring owners around a property you already own or are negotiating.

By using this tool strategically, many of our investors have added extra deals to their pipeline by calling owners of adjacent or nearby parcels.

Let’s walk through how to use the Single Skip Trace tool step by step.

Step 1: Navigate to Your Target Area on the Map

If you haven't already, login to Land Portal.

Zoom in on any area of interest within the U.S. map view.

In this example, we’ll zoom into a neighborhood near Atlanta, Georgia.

Once you're zoomed in far enough, parcel boundaries will appear.

Step 2: Click on a Parcel

Click on any parcel to open its property card.

You’ll see basic details like acreage, parcel address, owner, ownership info and more.

Step 3: Click the "Skip Trace" Button

At the top of the property info panel, click the "Skip Trace" button.

This is your one-click access to skip tracing a single parcel.

Step 4: (Optional) Name the Property and Set Export Preferences

You can rename the property for easier identification and then click Confirm.

The skip trace will be processed instantly.

Step 5: View Skip Trace Information

Once the skip trace is complete, a screen will pop up with the Skip Trace information.

This will include:

Phone Number 1
Phone Number 2

From from screen you can also choose to download the information as a CSV or XLSX file.

Step 6: Download Full Skip Trace Report (Optional)

If you want more detailed information, click the Download CSV option. The CSV file includes:

Up to 3 phone numbers

Email address(es)

Relatives

Additional owner information
