How to Bulk Skip Trace

Bulk skip tracing is an essential step in any land investor’s marketing process.

Whether you're cold calling, texting, or building a lead pipeline, having accurate contact information is what turns a static data list into actual conversations—and ultimately, deals.

Land Portal makes this easy by allowing you to upload your own CSV file of property owners and quickly retrieve phone numbers and other relevant data.

This walkthrough will show you first exactly how to skip trace by uploading your list, map the fields properly, and get your skip tracing results in just a few minutes.

Then we will show you how the bulk-skip tracing works.

Follow the step-by-step guide below to start skip tracing your custom lists inside The Land Portal.

Step 1: Prepare Your CSV File

Ensure your file is in CSV format and includes fields like owner names and mailing addresses.

This example uses a list of landowners in Macon County, Georgia.

Make sure your data is clean and doesn’t already include phone numbers.

Step 2. Select Property Type and County

If you haven't already, login to Land Portal.

On the left-hand menu of The Land Portal dashboard, click on “Skip Trace.”

Then click “New Order.”

Step 3: Upload Your File

Drag and drop your CSV file into the upload area, or click to browse and select the file manually. Once your file is uploaded, click “Next.”

Step 4: Map Your Fields

Match your CSV columns to the correct field names:

Owner 1 Last Name

Owner 1 First Name

Mailing Full Address (Only the street address—no city or state)

Mailing City

Mailing State

Mailing Zip

Parcel Full Address

Parcel City

Parcel State

Note: If you're using a list not generated from Land Portal, make sure your field names align properly with the expected inputs.

When you're finished mapping the fields, click “Place Order” to begin the skip trace process.

For small lists (e.g., 61 records), processing takes only a minute or two.

Step 5: Bulk Skip Tracing

Skip tracing costs 10¢ per record by default.

If you’re skip tracing large volumes regularly, consider purchasing tokens in bulk to reduce the cost to as low as 5¢ per record.

Click on "Buy Tokens" in the left-hand menu to bulk skip trace, or access it from the skip trace check-out screen.

Step 6: Download and Review Results

Once your order is complete, click to download your results file.

The file will include up to six phone numbers per contact.

The file is fully formatted for outreach campaigns like texting and cold calling.

You can rename or modify fields in Excel or Google Sheets as needed.
