How to Use Land Portal - Step by Step
Whether you're new to land flipping or operating at scale, Land Portal gives you the tools to find rural vacant land, analyze it quickly, and build targeted mailing lists to reach motivated sellers.
Built by land investors, for land investors, the platform is designed to make every step of your process faster, smarter, and more data-driven.
In this article, we’ll show you how to use key tools like vacant land filters, slope and flood zone reports, landlocked filters, and MLS comp analysis to identify great properties and export high-quality lead lists.
We’ll also touch on how to navigate and customize your filters, export records, and trace owner contact details.
And while we won’t go deep into every feature here, Land Portal also offers tools like subdivide targeting, skip tracing, nationwide MLS access, and unlimited slope reports, making it a powerful resource for anyone serious about land investing.
Let’s dive in!
Step 1: Logging Into Land Portal
To get started, log into Land Portal.
Once you're logged in, you'll land on the Home Screen. This is your command center.
You'll see your interactive map front and center and your filter options on the left-hand menu.
This is where you’ll spend most of your time.
Step 2: Starting a Filtered Search
Click “Filtered Search” to start pulling your data.
Some of the first things you’ll notice are State & County, Parcel Address City & Parcel Address ZIP code.
One of the most important filters is the “Vacant Lots” filter.
This filter uses satellite imagery and AI to determine if a property has a structure on it.
It’s about 99.9% accurate, saving you from wasting money on mailers that target properties with mobile homes or small buildings.
Other quick-access filters at the top include:
- Vacant Structures (flagged by USPS)
- Residential Properties
From there, you can scroll down to also filter by:
- Zoning and zoning subtype
- Out-of-state or out-of-county owners
- Sale date, acreage, and much more
Step 3: Selecting an Area with the Polygon Tool
You can select areas by county, city, or ZIP, but the Polygon Tool gives you way more control.
- Click the Polygon icon and draw a custom boundary directly on the map.
- You can add multiple polygons if you're targeting several regions.
- Perfect for avoiding urban zones or honing in on rural land only.
Step 4: Using Premium Filters (Advanced, Pro & Enterprise Plans)
Some of the most powerful features are unlocked with the Advanced, Pro & Enterprise plans, no extra cost.
Filters include:
- Landlocked vs. Road Access
- Road Frontage (in feet) – useful for subdivide strategies
- Slope Filters
- Nationwide MLS Filters
- FEMA Flood Zones
- Wetlands Filter

Step 5: Analyzing Results with Map + List View
You can toggle Show on Map to view the list of filtered properties directly on the map.
Zoom in and click on properties to inspect road frontage, layout, and surroundings.
Deselect any parcels that don’t fit your criteria.
When ready, click Export and choose options like "Remove duplicates" or "Remove data with empty mailing addresses" and then click "Confirm".
Step 6: Save and Skip Trace Lists
If you like your filtered results:
Click “Save List” and either click "Add to Saved List" (one that you already created previously), or "Create New List" and give it a name like the example below and click "Save".
You can also skip trace directly from your saved lists!
Just a one click away to pulling phone numbers and addresses.
Step 7: Exploring Map Layers and Measurement Tools
Click the "Map Filters & View button" in the bottom right to reveal advanced visual tools:
Contour Lines, FEMA Floodplains, Wetlands, Soil Types with descriptions, and more
Use the Measurement Tools to:
Measure road frontage with the "Line Tool".
Draw your line by clicking and dragging the line to different points, then click Enter on your keyboard, or double-click your mouse to save the distance.
Draw out subdivision layouts with the Area Measurement Tool.
Step 8: 3D Views and Satellite Options
For hilly or mountainous areas, click the 3D Button for topographic visualization.
You can also switch between "NAIP" (color aerial) and standard "Satellite" views
For urban edges or street visibility, toggle Street View.
Step 9: Single Property Search
Want to check out one specific parcel?
Search by:
APN
Address
Owner Name
Latitude & Longitude
Click the property card to view owner info, parcel data, and even one-click skip trace (included with Advanced/Pro/Enterprise Plan).
Step 10: Order History & Subscription Management
Finally, keep track of all your exports under Order History.
You can find all of your orders by clicking on "Order History" in the left hand menu.
Click on the button next to View to Download in CSV or XLSX.
Click on the Profile button in the left hand menu to view your Account details Subscriptions, Order History, Payment methods & Downloads.
Click on "Skip trace" in the left hand menu to view all skip trace orders you've placed. You can also place a New Order here as well.
