Instead of manually analyzing markets, you can have a conversation with LP Intelligence, set your criteria, and get recommendations based on metrics like days on market, price per acre, inventory levels, and sales activity.

This allows you to quickly narrow down high-performing markets that match your specific land investing strategy.

Step by Step Walkthrough

1. Log in to Land Portal and navigate to the Market Research section

2. Click to open the LP Intelligence chat in the bottom right corner

3. (Optional) Set your preferences in the top right, including:
   • Default states you want to search in
   • Property type such as vacant land
   • Investment strategy, for example buy low and resell fast
   • Acreage range, such as 3 to 50 acres
   • Default time period, typically last 12 months for the most relevant data

Click Save to apply your preference

4. Start a conversation with the bot by typing what you are looking for, for example:
   • “I want to find good counties in Georgia to flip land”

5. Review the results the bot provides, including key metrics like sell-through rate and days on market

6. Continue refining your search by adding more criteria, such as:
   • Maximum days on market, for example under 200 days
   • Price per acre ranges
   • Acreage ranges
   • Supply and demand metrics like number of properties sold vs currently for sale

7. Ask follow-up questions to narrow your list further, for example:
